mui Lab株式会社（京都府京都市、代表取締役社長　大木 和典、以下「mui Lab」）、小田急不動産株式会社（東京都渋谷区、取締役社長　五十嵐 秀、以下「小田急不動産」）は2024年4月22日に業務提携に合意したことをお知らせします。 両社の提携を通じて、2025年初夏より小田急不動産の分譲戸建住宅「LEAFIA」（リーフィア）に、mui Labが提供する「muiボード」とスマートフォン専用アプリ「mui Kurashiアプリ」が搭載されます。また今後、「穏やかで温かい家族の時間を育むこと」を目的とした、muiボードの新機能を二社共同で開発し、LEAFIAにお住まいのお客さまに先行リリースいたします。

親子共に多忙なファミリー世帯向けのコミュニケーション機能を共同開発。家族のウェルビーイングと住まいのDXが両立するスマートホームを実現！

今回の提携は、mui Labが提供するカーム・テクノロジーを、小田急不動産の持つ「重ねる時を、こころ豊かに」というLEAFIAのビジョンに融合させ、お客さまの暮らしの質を向上させることを目的としています。muiボードとmui Kurashiアプリを通じて、親子共に多忙な家族のコミュニケーション課題を解決し、家族が共に過ごす限られた時間の質を高め、家族の思い出が蓄積される空間づくりを支援し続けます。

1. 業務提携の背景と目的

muiボードとmui Kurashiアプリの搭載 2025年初夏より、小田急不動産が分譲開始するLEAFIAの戸建住宅において、muiボードとmui Kurashiアプリの搭載を開始します。これにより、LEAFIAのスマートホーム化を推進し、お客さまのウェルビーイングを実現します。muiボードは OTA（Over The Air）機能を活用し、入居後も常にアップデートが可能です。最新の機能を常に維持することで、長期に渡って安全かつ安定的なスマートホーム体験を実現します。

二社共同による新機能開発 家と地域、家と自然、住民と住民の間の「ゆるやかなつながり」をデザインする小田急不動産と、穏やかで温かい家族のための時間との調和をデザインするmui Lab両社の知見を生かしたmuiボードの新機能を今後開発していきます。 二社では開発に先立ち、子育て家族の日常を把握するためUXリサーチを実施しました。その結果、「日々の子供との時間が十分ではない」「夫婦間で家事育児の負担に偏りがある、子供も親が忙しいことを理解し自立したい・協力したいと思っている」「子供の成長に伴い、家族全員での時間が減っていき寂しい」といった、慌ただしく毎日を暮らす子育て家族の現状を把握することができました。二社は「どうすればLEAFIAがmuiボードで家族の問題を解決できそうか？」という視点で次の新機能開発方針を定めました。 <ul><li>仕事などで家の外にいても、「常に子供のことを気にかけている」という親の思いを、気持ちを込めて伝える機能</li><li>家族が自発的に家事に協力し、家事をタスクではなく、家族のコミュニケーションの時間にする機能</li><li>家族の思い出を記録し、ふとしたタイミングで思い出を家族皆で振り返ることができる機能</li></ul> 各機能の詳細については、リリースが決まり次第お知らせします。

mui Lab is a rare player in the smart home domain that has been quick to incorporate Matter and other cutting-edge technologies from around the world, while also steadily providing solutions in the energy management domain. <h3 id="h14a574926e">Compatible with ECHONET Lite devices, contributing to a carbon neutral society through energy management</h3> Mitsubishi Estate, LIXIL and mui Lab have signed a basic agreement to form a partnership in the smart home business domain.

HOMETACT, a comprehensive smart home service developed by Mitsubishi Estate, will be joined by LIXIL's Life Assist 2 IoT home link (ECHONET Lite standard certified) as a new linked device. HOMETACT will sequentially deal with operation and control of products and ECHONET Lite devices supported by home devices. In addition, an energy management function (HEMS) linked with smart distribution boards, etc., will also be newly implemented. By expanding the range of IoT devices and housing equipment that can be linked, we aim to further improve the user experience and provide a system that contributes to the carbon neutral society by promoting energy conservation and reducing the burden of utility costs on consumers through services as well as visualizing energy usage with the HOMETACT application. Furthermore, in developing additional functions for HOMETACT and designing the UI of the application, we will incorporate the "Calm UI" design approach, which applies the "Calm Technology" principle advocated by mui Lab, to create an interface that enables consumers to intuitively understand and judge the amount of energy used in their homes and provide energy-saving tips and tricks to promote the habitual energy-saving behavior of consumers.

<h3 id="h1ede75e5f9">&lt;Expected Effects of This Initiative&gt;</h3><ol><li>In addition to the conventional cloud-to-cloud linkage (API linkage) with device manufacturers, HOMETACT will support ECHONET Lite communication linkage via LIXIL home devices (controllers) as a method of connecting devices. A hybrid IoT platform with increased linkage speed and flexibility has been built to accelerate the proposal of new lifestyles and improved convenience through expanded device linkage.</li><li>HOMETACT is scheduled to newly implement energy management (HEMS) functions by linking with smart distribution boards and other devices that have measurement and communication functions. Not only visualizing the energy consumption, but also promoting the energy conservation by leveraging the strengths of smart home solutions, contributing to the realization of a carbon neutral society.</li><li>In addition to the development of functions, UI design approach of "Calm UI," which applies the principle of "Calm Technology" advocated by mui Lab to HOMETACT, will be adopted to enhance the intuitiveness and ease of use as an application and promote the daily use of the service by consumers.</li></ol> In addition to the above, Mitsubishi Estate, LIXIL, and mui Lab intend to promote joint research and collaboration mainly in the energy management area to accelerate the realization of a carbon neutral society and the provision of added value through smart home services. The three companies plan to introduce this initiative at the Mitsubishi Estate booth at the 5th Smart House EXPO Tokyo to be held at the Tokyo Big Sight from December 5 (Mon.) to 7 (Wed.) of this year (in 2022).

<h3 id="hb6d7d9f37a">&lt;About the Linkage between HOMETACT and LIXIL Home Devices&gt;</h3>The home devices of LIXIL's IoT Home Link "Life Assist 2" have acquired ECHONET Lite Standard Certification and AIF Certification registration numbers, and can control ECHONET Lite-compatible products (air conditioners, light switches, etc.) of various device manufacturers connected to the HAN (Home Area Network). This time, through the collaboration between HOMETACT and LIXIL's cloud (API collaboration), HOMETACT will become a hybrid type IoT platform that supports the connection of devices utilizing the ECHONET Lite standard in addition to the conventional cloud-to-cloud linkage (API linkage) with device manufacturers. The establishment of this IoT platform, which increases the flexibility of collaboration with a wide range of device manufacturers, will enable companies introducing HOMETACT to improve product planning and consumer convenience, and support new lifestyle proposals. The number of devices that can be linked to HOMETACT will be expanded in the future.

<h3 id="h31b20175f4">&lt;Energy Management Function&gt;</h3>The promotion of energy conservation in the residential sector is attracting significant attention against the backdrop of the need to significantly reduce CO2 emissions in the residential sector toward the realization of a carbon neutral society and the recent sharp rise in electricity prices. In addition, sustainable service design that contributes to energy conservation is positioned as an indispensable element in global smart home service trends, and proposals for smart home solutions that take advantage of linkage with a wide range of IoT devices are becoming very active. HOMETACT will continue to develop and promote measurement and service design. In the future, HOMETACT will be linked to smart distribution boards and other devices with measurement and communication functions to implement energy management functions (HEMS) that go beyond home automation (already implemented in Life Assist 2). In addition, the service will evolve into a service that meets global trends and responds to social needs by incorporating various mechanisms, such as a user interface that allows users to intuitively determine the amount of energy used in the home and the dissemination of information that enables users to take immediate action to save energy. In addition, the alliance of Mitsubishi Estate, LIXIL, and mui Lab, which mainly focus on the energy management domain, will work to further accelerate the realization of a carbon neutral society and the provision of added value through smart home services.

<h3 id="ha407bf4e9b">About HOMETACT</h3>HOMETACT is a new smart home service developed in-house by Mitsubishi Estate based on its expertise as a general developer, and is easy to introduce into the Japanese living environment. Using a single smartphone app or smart speaker, users can control a wide range of IoT devices from multiple manufacturers, including air conditioners, TVs, lighting, and curtains. ＜Main features of the service＞<ul><li>Control home automation with a single application.</li><li>An open platform with plans for further expansion of compatible devices in the future</li><li>Intuitive and user-friendly application interface</li><li>Control multiple IoT devices together by setting "scenes" such as "good morning" and "I'm off" and "my rules" triggered by time and location information to control the living space according to the settings.</li><li>Management through the management portal function "TACTBASE"</li><li>Consistent support services from installation to aftercare</li></ul> HOMETACT is currently installed in four properties in the "The Park Habio" series of high-quality rental condominiums developed by Mitsubishi Jisho Residence Corporation, and is not only being further implemented in properties within the Mitsubishi Estate Group, but is also actively being offered to properties outside the Mitsubishi Estate Group.

<h3 id="h697cd5695c">About LIXIL</h3>LIXIL develops and provides advanced water-related products such as toilets, baths, and kitchens, and building materials such as windows, doors, interiors, and exteriors that solve the challenges of daily life in order to realize the affluent and comfortable homes that everyone in the world desires. We have also accumulated knowledge and expertise in smart homes through our research in the "U2-Home" and "U2-Home II" IoT experimental homes based on the concept of "the future of home," and in 2017, we launched the "Life Home," an IoT home link.In July 2021, based on customer requests, we launched "Life Assist 2," a new version based on the concept of "making the smart home more accessible. <h3 id="h8039200741">ECHONET Lite機器に対応し、エネルギーマネジメントによる脱炭素社会にも貢献</h3> 三菱地所株式会社（以下、三菱地所）、株式会社LIXIL（以下、LIXIL）、mui Lab株式会社（以下、mui Lab）の3社は、この度、スマートホーム事業領域での提携に向けた基本合意書を締結しました。

今後、三菱地所が開発した総合スマートホームサービス「HOMETACT（ホームタクト）」にLIXILが提供するIoTホームリンク「Life Assist 2」のホームデバイス（ECHONET Lite規格認証取得）が新たな連携機器として加わり、ホームデバイスがサポートする製品やECHONET Lite機器の操作・制御にHOMETACTも順次対応していきます。また、スマート分電盤等と連携したエネルギーマネジメント機能（HEMS）も新たに実装予定です。連携するIoT機器・住設機器の幅が拡がることで、一層の利用体験の向上につなげるとともに、HOMETACTアプリでのエネルギー使用量の見える化はもちろん、サービスを通して省エネルギー化の推進による脱炭素社会への貢献や生活者の光熱費負担軽減等に寄与する仕組みの提供を目指していきます。 さらに、今後のHOMETACTの追加機能開発やアプリケーションのUI設計においては、mui Labが提唱する「カーム・テクノロジー」の理念を応用した「カームUI」の設計アプローチを取り入れ、家庭のエネルギー使用量を生活者が直感的に理解・判断できるインターフェースや、節電Tips（助言・ヒント）の発信などにより、生活者の省エネ行動の習慣化促進につながる仕掛けも実装していきます。

<h3 id="h8f2aa52b94">【本件取り組みによる期待効果】</h3><ol><li>HOMETACTへの機器接続方式として、従来の機器メーカーとのクラウド間連携（API連携）に加え、LIXILホームデバイス（コントローラー）を経由したECHONET Lite通信での連携にも対応。連携スピードや柔軟性を高めたハイブリッドなIoTプラットフォームを構築し、機器連携の拡大による利便性の向上や新たなライフスタイルの提案を加速。</li><li>計測・通信機能を有したスマート分電盤等との連携で、HOMETACTにエネルギーマネジメント（HEMS）機能を新たに実装予定。エネルギー使用量の見える化にとどまらず、スマートホームソリューションの強みを活かした省エネルギー化を推進し、脱炭素社会の実現に貢献。</li><li>機能開発のみならず、HOMETACTのUI設計にmui Labが提唱する「カーム・テクノロジー」の理念を応用した「カームUI」の設計アプローチを取り入れ、アプリケーションとしての直感性や使いやすさを高めること等のアプローチで、生活者の日常的なサービス利用を促進。</li></ol>

三菱地所とLIXIL、mui Labの3社は上記に加え、脱炭素社会の実現ならびにスマートホームサービスを介した付加価値提供を加速させるべく、エネルギーマネジメント領域を主とした共同研究や協業を推進し、提供サービスのアップデートに取り組んでいく方針です。 なお、3社の本取り組みについては、今年の12月5日(月)～7日(水)に東京ビッグサイトで開催される「第5回スマートハウスEXPO東京展」の三菱地所ブースにて紹介予定です。 <h3 id="h4c8f67bb7f">【HOMETACTとLIXILホームデバイスの連携について】</h3>LIXILが提供するIoTホームリンク「Life Assist 2」のホームデバイスは、ECHONET Lite規格認証およびAIF認証の登録番号を取得しており、HAN（Home Area Network）に接続された様々な機器メーカーのECHONET Lite対応製品（エアコン、照明スイッチなど）の制御が可能になっています。 今回、HOMETACTとLIXILのクラウド間連携（API連携）によりHOMETACT側でもホームデバイスを介した同様の機器制御が可能となり、HOMETACTは従来の機器メーカーとのクラウド間連携（API連携）に加え、ECHONET Lite規格を活用した機器接続にも対応したハイブリッド型のIoTプラットフォームとなります。幅広い機器メーカーとの連携の柔軟性が高まるこのIoTプラットフォームの確立により、HOMETACT導入企業の商品企画や生活者利便の向上を実現させ、新たなライフスタイル提案をサポートしてまいります。HOMETACTに連携される機器は、今後順次拡大予定です。

You can now operate SwitchBot Smart Curtains and Smart Locks directly from your mui Board. With these new features, from welcoming in the morning light to ensuring peace of mind before bedtime, the mui Board is able to support more moments of your everyday life.

Smart Curtain

Now, with a single tap on mui Board, you can open or close your curtains. You can open or close multiple curtains at once, or adjust them by location, such as the living room, dining room, or your workspace. Even slightly adjusting your curtains to let in a single ray of sun on a sleepy morning is now possible from your mui Board. mui Lab Inc. (CEO: Kazunori Oki)&nbsp;is pleased to announce that its HEMS controller, the&nbsp;mui Board, has been selected for the&nbsp;2025 Good Design Award, presented by the Japan Institute of Design Promotion. The mui Board was recognized for introducing a uniquely warm, wooden informational interface that brings a new togetherness to your daily life through thoughtful design. HEMS (Home Energy Management System): a system that manages household energy use to promote efficiency and sustainability.

The&nbsp;mui Board&nbsp;is a smart home and HEMS controller crafted from natural wood. It allows users to control IoT appliances such as lighting, air conditioning, and speakers, as well as enable optimal energy management through the visualization of household energy. Compatible with both&nbsp;Matter&nbsp;and&nbsp;ECHONET Lite&nbsp;smart home standards, the mui Board is supported by the Japanese government subsidies aimed at the Green Transformation(GX) housing. mui Lab collaborates with developers including Mitsubishi Estate, Odakyu Real Estate, Shizuoka Gas, and Hokkaido Gas to promote adoption among homebuilders working toward carbon neutrality. mui Lab is also developing an&nbsp;AI-based energy management system&nbsp;that learns individual household energy use patterns to optimize solar power, storage batteries, and other devices.

Unlike conventional HEMS controllers, the&nbsp;mui Board&nbsp;uses&nbsp;wood&nbsp;as its interface. It aims to not only be a control panel, but something that creates value through calm, meaningful interactions. Key ideas to achieve such an experience are as follows. 1.　Integration of warm wood as tactile touch interface Made from real wood, each mui Board gains character over time like your beloved furniture and home. The wooden interface ages with your touches, remembering all of the stories of your home in its aging wood. 2.　A quiet, harmonious design Instead of actively notifying and informing the user like industry smart home controllers, the mui Board melts into your home, filtering the noise to only bring you the information you need when you want them. 3.　Gentle smart home features that connect the home The board connects lighting, audio, and HVAC systems across brands through a unified cloud interface, taking the complexity out of smart home devices and promoting simple and intuitive information design to bring you comfort.

“In a world where everyone has access to information, I think it’s important to think about how we interact with information in our daily lives. Especially for children of the next generation, I wanted to deliver a tool that helps them intuitively handle information. That wish, along with our team, helped us build and rethink living in the information age and create the mui Board. ◾️9th Kids Design Award In August 2025, mui Board and the&nbsp;mui Home App, developed with Odakyu Real Estate, received the Kids Design Award in the “Designs that support raising children” category.

Featured in Odakyu’s LEAFIA homes, it supports well being and good family communication through functions such as Leave-a-message,&nbsp;time capsule, and&nbsp;motion-based room monitoring, offering small moments of connection in everyday life.

◾️“Thank You! Bright Future Award for Couple” (サンキュ！明るいミライ大賞 for couple) In September 2025, mui Board was selected by the lifestyle magazine&nbsp;Thank You!&nbsp;(“サンキュ！”) as a product that enriches communication between dual working couples and child-rearing parents.

mui Lab株式会社（本社：京都府京都市、代表取締役CEO：大木和典、以下「mui Lab」）の提供するHEMS*コントローラー「muiボード」が、このたび2025年度グッドデザイン賞（主催：公益財団法人日本デザイン振興会）を受賞しました。HEMSコントローラーとしてはこれまでに例のない、木製のインターフェースを採用。情報デバイスでありながらも、すまいや家族の暮らしに寄り添い、新たな体験価値を生み出す点が評価されました。*HEMS：Home Energy Management Systemの略。家庭内のエネルギー使用を最適化し、省エネや節約を実現するためのシステム。

情報デバイスに類する製品はアクリルやガラスなどのパネルに情報を表示することが一般的であるが、本製品はそれを木材にしている点が新しい。その印象はスマートホームコントローラーという製品ジャンルから感じられるハイテクなイメージではなく、ナチュラルで素朴なものであり、情報デバイスをそのような感覚の製品にデザインしたことが評価できる。表示される情報もグラフィカルで直感的であり、親しみやすいものとなっている。（全文引用）

◾️第19回キッズデザイン賞「muiボード」のデザインは、親子のコミュニケーション促進といった文脈において、これまでも評価を受けています。2025年8月には、小田急不動産株式会社（本社：東京都渋谷区 取締役社長：五十嵐 秀）と共同開発した、mui Labが提供する「muiボード」とスマートフォン専用アプリ「mui Homeアプリ」が、特定非営利活動法人キッズデザイン協議会が主催する「第19回キッズデザイン賞」の「子どもを産み育てやすいデザイン部門」において、キッズデザイン賞を受賞しました。

LAS VEGAS (Jan. 7, 2024) — At CES® Unveiled today, mui Lab, Inc., the Kyoto-based calm technology startup, will unveil the market-ready “mui Board Gen 2,” the Matter controller that lets users create a restorative and low-carbon home environment through its intrinsically comforting natural wood interface. Built on the success of the original mui Board launched in 2019, “mui Board Gen 2” brings carbon footprint reduction into focus as a vital element of family wellness. It provides a suite of energy controls that will include demand-response support, daily home energy use analysis, automatic appliance adjustments to balance personal comfort versus carbon load (following future system updates), and the currently available thermostat and window-covering adjustments.&nbsp;&nbsp;

The 41-day Kickstarter campaign launching tomorrow, Jan. 8, will support the production of this 2024 CES Innovation Award-winning interface for anticipated December 2024 shipping.&nbsp;&nbsp;

muiボード第2世代では、これまでmui Labが企業と連携して進めたプロジェクトが反映されています。

自然素材の木と、ワコムと共同開発したタッチパネル技術を組み合わせたmuiボード第1世代を継承。「最も深淵なテクノロジーはその姿を消す」というカームテクノロジー※の理念を継承し、インテリア空間に調和し、必要ではない時はその姿を消すコンセプトを21世紀に再現しました。

加えて、ワコムとAI技術やデジタルインク技術の共同開発を2019年から進めてまいりました。muiボード第2世代では、ボード上に残した筆跡などの家族の瞬間を、muiプラットフォームへ記録。家族の記憶を紡ぎ続けます。

また、脱炭素へ向けたエネルギーマネジメント機能を充実させ、Matter、ECHONET Liteに準拠し、日米両規格でのHEMS/SHEMSコントローラー対応を進めています。2023年に三菱地所と共同開発したインターフェース「Energy Window」を採用しました。
